Questions

Is this a construction drawing?

The furnishing is generated with AI from the real capture, so imagined rather than measured. If you need images that match the working drawings, for example for a permit or a tender, then this product is not suitable for that and we say so straight away.

How sharp are the furnished images?

We capture at over 20,000 pixels wide. An edited room comes out lower, in the order of 8 to 12 thousand. On a screen you will not notice; when zooming in far you will. The unedited version in the same tour keeps the full resolution.

Does it work in every room?

Large mirrored walls and rooms full of people are the hardest cases. We check the viewpoints in advance and say per room whether it will work, so you know that before money goes into it and not after.

Where is the AI label?

Every furnished view carries the notice in the image itself. That is not excessive caution but exactly what the strictest written rule in this market demands: the publication regulations of Funda allow edited images, provided the photo itself clearly states that it is an edit. Almost the entire chain of advice says to put it in the description below. Under those regulations, that is not enough.

What may be shown?

Funda puts the substantive limit like this: if something is not structurally possible, it may not be shown, and so no furniture that could never fit in that room given its size. Our way of working is built on that. Windows, doors, columns and stairs stay where they are, and nothing is presented as more spacious than it is. That is also the reason the empty shot stays in the same tour: you can check it yourself.

Is a disclaimer enough?

In 2016 the Rotterdam district court ruled that an artist impression does give an indication, but that the impression it creates must broadly correspond to reality. In 2024 the court of appeal in The Hague struck down a standard brochure disclaimer because a duty of disclosure had been breached. So a disclaimer lowers the bar, it does not remove it. That is why we keep a record of which version was online when.

Property developers and investors who need to let before the building is finished. Building owners doing a conversion who want to show where it is heading. Estate agents with an empty property whose layout visitors cannot work out.
